The documents referred to within these Terms include but are not limited to our:
- Privacy Policy, which describes our collection and use of personal data.
- Payments Terms of Service, which govern any payment services provided to Members by the As-home payment entities (such entities, collectively, "As-home Payments").
- Service Fees Policy, which describes how As-home service fees are charged to Hosts and Guests.
- Offline Fee Policy, which describes the circumstances in which a Host can charge additional fees or charges outside the As-home Platform.
- Off-Platform Policy, which prohibits certain actions from occurring outside of the As-home Platform.
- Taxes Policy, which explains what taxes may apply to a Reservation.
- Host Privacy Standards, that specify how Hosts should handle Guest Personal Information.
- Cancellation Policies for Homes, that explain the cancellation policies that may apply to a listing. The Host’s cancellation policy applicable to each reservation is displayed on the Listing page before booking.
- Major Disruptive Events Policy, which explains how cancellations are handled when unforeseen events beyond your control arise after booking and make it impractical or illegal to complete your Reservation.
- Rebooking and Refund Policy for Homes, which explains how As-home will assist with rebooking a reservation and how As-home handles refunds when a Host cancels a reservation or another Reservation Issue disrupts a stay.
- Resolution Centre page, which describes how money-related disputes between Hosts and Guests may be resolved.
- Host Damage Protection Terms, which explains the terms, exclusions and limitations under which As-home will agree to pay a Host to repair or replace Covered Property as a result of a Covered Loss.
- Reviews Policy, which governs reviews left by Members on the As-home Platform.
- Community Standards, that apply to Members and help ensure safe stays, services, experiences, and interactions.
- Content Policy, which governs the posting by Members of content on the As-home Platform.
- Non-discrimination Policy, which describes the fundamental principles of inclusion and respect and provides guidance to Members in making accommodation distinctions based on certain personal characteristics.
These Terms of Service (“Terms”) constitute a binding legal agreement between you and As-home for Asset Management, an Egyptian entity headquartered at Red Sea Governorate, North Hurghada, Al Nour and its Extension, Amlak Lands, 779/777 (“As-home,” “we,” “us,” or “our”). These Terms govern your access to and use of the As-home websites, mobile applications, and related offerings (collectively, the “As-home Platform”). The As-home Platform enables registered users (“Members”) to publish, offer, search for, and book properties for sale, long-term rentals, vacation homes, commercial spaces, or hotel accommodations in Egypt. Members who publish and offer properties are “Hosts,” and Members who search for, book, or use properties are “Guests.”
These Terms incorporate by reference As-home’s Privacy Policy, Community Standards, Content Policy, Reviews Policy, Non-discrimination Policy, Payment Terms of Service, and other supplemental policies available on our Additional Legal Terms and Policies page. Together, these form the entire agreement between you and As-home. Your use of the As-home Platform is subject to compliance with Egyptian laws, including the Consumer Protection Law, Data Protection Law, and property transaction laws.
As-home is an asset management company operating a digital platform that Hosts list properties for sale, long-term rentals, short-term accommodations (e.g., vacation homes), commercial spaces, or hotel bookings. Hosts may opt for As-home’s asset management services (e.g., cleaning, maintenance) for As-home-Managed listings. As-home does not own, control, offer, or manage listings unless expressly stated (e.g., As-home-Managed listings). As-home is not a party to contracts between Hosts and Guests, nor does it act as a real estate broker, travel agency, insurer, or agent, except as specified in the Payment Terms of Service. For Owner-Managed listings, Hosts retain full control; for As-home-Managed listings, As-home oversees operations per the Host’s agreement.

Guest Terms
- Searching and Booking on As-home
1.1 Searching:
- You may search for properties (e.g., vacation homes, hotels, long-term rentals, commercial spaces, or properties for sale) using criteria such as location, travel or rental dates, guest count, price range, or property type. Filters (e.g., amenities, accessibility features) allow you to refine results.
- Search results are ranked by relevance, considering factors like price, availability, Host responsiveness, review ratings, cancellation history, listing popularity, Guest preferences (e.g., saved listings, past bookings), and Host requirements (e.g., minimum stay). Rankings may vary across the website, mobile app, or view modes (e.g., map view). Learn more about search algorithms in our Help Centre.
- As-home ensures search transparency, complying with Egypt’s Consumer Protection Law, which mandates clear and non-misleading information.
1.2 Booking:
- When you book a property, you agree to pay the Total Price, including the listing price, As-home’s service fee in accordance to generated contract, offline fees, utility deposits for long-term rentals, applicable taxes, and other charges disclosed at checkout.
- If you select a currency other than Egyptian Pounds (EGP), As-home applies a currency conversion rate based on market rates at booking, disclosed during checkout. You authorize As-home Payments to charge your Payment Method (as defined in the Payment Terms) for the Total Price and any Damage Report amounts (Section 14).
- Upon booking confirmation, a contract (“Reservation”) is formed directly between you and the Host, governed by these Terms, the Host’s cancellation policy, House Rules, and other terms disclosed in the listing or during checkout. You are responsible for reviewing all terms before booking, per Egyptian consumer protection regulations.
- For Owner-Managed listings, Hosts or their co-hosts manage operations. For As-home-Managed listings, As-home oversees booking and property management per the Host’s agreement.
1.3 Accommodation Reservations:
- A reservation for a vacation home, hotel, or long-term rental grants a limited license to enter, occupy, and use the property, subject to the Host’s House Rules and Egyptian law.
- The Host retains the right to re-enter the property during your stay if: (i) reasonably necessary (e.g., for repairs), (ii) permitted by the Reservation contract, and (iii) compliant with Egyptian law, which requires reasonable notice unless urgent.
- If you overstay past checkout, the Host may remove you per Egyptian legal procedures, imposing reasonable penalties disclosed in the listing.
- You must not exceed the maximum guest count specified in the listing, ensuring compliance with safety regulations and House Rules.
- Cancellations, Reservation Issues, Refunds, and Booking Modifications
2.1 Cancellations, Reservation Issues, and Refunds:
- If you cancel a Reservation, the refund is determined by the Host’s cancellation policy (e.g., strict, moderate, flexible), disclosed in the listing. For property sales, cancellation terms follow Egyptian law .
- In exceptional cases, other policies may apply:
- Major Disruptive Events Policy: If events beyond your control (e.g., natural disasters, government restrictions) force cancellation, you may receive a partial or full refund, subject to policy terms.
- Rebooking and Refund Policy: If the Host cancels or you experience a Reservation Issue (e.g., uninhabitable property, undisclosed amenities), you may qualify for rebooking assistance or refunds.
- Hotel Bookings: Hotel-specific cancellation policies, compliant with Egyptian tourism regulations, apply and are disclosed at booking.
- You may appeal As-home’s refund or rebooking decisions by contacting customer support at support@as-home-group.com within 14 days, providing evidence (e.g., photos, correspondence).
- As-home processes refunds via As-home Payments, ensuring compliance with Egyptian consumer protection laws.
2.2 Booking Modifications:
- You and the Host are responsible for modifications (e.g., date changes, guest count) agreed via the As-home Platform or through customer support acting on your behalf.
- Modifications may incur additional fees, taxes, or price adjustments, disclosed before confirmation. You authorize As-home Payments to charge your Payment Method for these amounts.
- Your Responsibilities and Assumption of Risk
3.1 Your Responsibilities:
- You are liable for your actions and those of anyone you invite to the property or common areas (e.g., shared facilities in a building), including:
- Leaving the property and common areas in their original condition, subject to normal wear and tear.
- Paying reasonable Damage Report amounts (Section 14) for property damage or losses.
- Complying with Egyptian laws (e.g., Penal Code for public order, Civil Code for contractual obligations) and House Rules.
- If booking for additional guests, you must ensure they meet Host requirements (e.g., age, ID verification) and agree to these Terms. For minors, you must be legally authorized to act and supervise them.
- You are not liable for actions of As-home-Managed service providers (e.g., cleaners), whose conduct is managed by As-home.
- Per Egypt’s Consumer Protection Law, you must act in good faith, avoiding fraudulent bookings or misuse of the platform.
3.2 Your Assumption of Risk:
- You acknowledge that property bookings (e.g., vacation homes, hotels) carry inherent risks, such as illness, injury, or property damage. You assume these risks to the extent permitted by Egyptian law.
- It is your responsibility to investigate listings (e.g., reading reviews, verifying amenities) to ensure suitability. As-home does not guarantee listing quality or safety beyond platform standards.
Host Terms
- Hosting on As-home
4.1 Host:
- As-home grants you the right to use the platform to list properties for sale, long-term rentals, vacation homes, commercial spaces, or hotel bookings, in accordance with these Terms and Egyptian law.
- You control listing details, including price, availability, House Rules, and terms, unless you opt for As-home-Managed services, where As-home manages per your agreement.
- For property sales, you must comply with Egyptian real estate. For rentals, comply with rental laws.
4.2 Contracting with Guests:
- Accepting a booking request or receiving a confirmation creates a direct contract with the Guest, requiring you to deliver the property or service as listed.
- You agree to pay As-home’s service fee and applicable taxes (e.g., VAT). As-home Payments deducts these from your payout unless otherwise agreed.
- Supplemental contracts with Guests (e.g., rental agreements) must align with these Terms, As-home policies, and listing details, and be prominently disclosed.
- For As-home-Managed listings, As-home may execute contracts on your behalf, per your authorization.
4.3 Independence of Hosts:
- You are an independent entity, not an employee, agent, or partner of As-home, except where As-home Payments acts as a collection agent or As-home manages your listing.
- You retain discretion over listing decisions (e.g., pricing, availability) unless you delegate to As-home via an asset management agreement.
- As-home does not direct or control your services, ensuring compliance with Egyptian labor laws.
- Managing Your Listing
5.1 Creating and Managing Your Listing:
- The As-home Platform provides tools to create and update listings, requiring complete and accurate information about the property (e.g., size, amenities, location), pricing, availability, photos, and House Rules.
- You are responsible for keeping listings current, including calendar availability and media content, and for obtaining appropriate insurance (e.g., property, liability) to cover risks.
- Maintain only one listing per distinct unit (e.g., separate apartments in a building). Combining multiple units in one listing is prohibited unless approved by As-home.
- As-home does not support listings for non-property services or experiences, focusing exclusively on real estate and accommodations.
5.2 Know Your Legal Obligations:
- You must comply with Egyptian laws and third-party agreements, including:
- Rental Laws: Law residential rentals, requiring registration for long-term leases, and tourism regulations for vacation homes or hotels.
- Property Sales: Law for notarized contracts and title transfers.
- Zoning and Permits: Municipal regulations may restrict short-term rentals or require licenses (e.g., for hotels).
- Data Protection: Handle Guest personal data per Law and Host Privacy Standards.
- Consumer Protection: Provide accurate listing information per Law.
- Leases, condo rules, or homeowner associations may restrict subletting or short-term rentals. Research local requirements and seek legal counsel if needed.
- As-home’s legal guidance is informational only, not legal advice. You are liable for non-compliance.
5.3 Search Results:
- Listings are ranked based on:
- Guest search criteria (e.g., location, dates, price, guest count).
- Listing attributes (e.g., price, photos, reviews, Host status, listing age, popularity).
- Guest experience (e.g., Host responsiveness, cancellation history, booking ease).
- Guest preferences (e.g., past searches, saved listings).
- Host requirements (e.g., minimum stay, booking deadlines).
- Rankings may differ across platforms (e.g., website vs. app) or view modes (e.g., map view). As-home may offer paid promotion options to enhance visibility, disclosed via customer support.
- Rankings comply with Egypt’s consumer protection laws, ensuring non-deceptive practices.
5.4 Your Responsibilities:
- You are liable for your actions and those of your team (e.g., co-hosts, staff) in managing listings, setting prices, and enforcing House Rules.
- Disclose all fees (e.g., cleaning, security deposits) in listings. Collecting fees offline is permitted only for property sales or long-term rentals per the Offline Fee Policy.
- Do not encourage Guests to engage off-platform (e.g., creating third-party accounts, leaving reviews elsewhere), per the Off-Platform Policy.
5.5 Hosting as a Team or Organization:
- If you collaborate with co-hosts or operate as a business, you remain fully liable for their actions and compliance with these Terms.
- You warrant authority to bind your team or organization to contracts and ensure personnel are informed of obligations.
- For payout splits (e.g., to co-hosts), you confirm accuracy and accept liability for errors. As-home processes payouts via As-home Payments per your instructions.
5.6 Your Assumption of Risk:
- Hosting carries risks (e.g., property damage, Guest disputes). You assume these risks to the extent permitted by Egyptian law.
- You confirm you have investigated the platform and applicable laws (e.g., rental, tax, zoning) and do not rely on As-home’s representations.
- Cancellations, Reservation Issues, and Booking Modifications
6.1 Cancellations and Reservation Issues:
- Guest cancellations result in payouts per your cancellation policy. Unauthorized Host cancellations (without valid reasons under the Major Disruptive Events Policy) may incur fees or penalties.
- For Reservation Issues (e.g., uninhabitable conditions), Major Disruptive Events, or cancellations under Section 12, payouts are reduced by Guest refunds and As-home costs (e.g., rebooking support).
- As-home may delay payouts pending refund decisions, ensuring compliance with Egyptian consumer protection laws.
- For hotel bookings, hotel-specific cancellation policies apply, per Egyptian tourism regulations.
6.2 Booking Modifications:
- You and Guests are responsible for modifications agreed via the platform or customer support, including additional fees, taxes, or price adjustments.
- As-home Payments processes modification charges, with transparency per Law.
- Taxes
7.1 Host Taxes:
- You are solely responsible for determining and fulfilling tax obligations, including VAT, occupancy, tourist, or income taxes, per Egyptian law.
- For property sales, include transfer taxes or notarization fees in pricing, per Law No. 147 of 2006.
7.2 Collection and Remittance by As-home:
- Where As-home facilitates tax collection (e.g., VAT for short-term rentals), you authorize As-home to remit taxes to the Egyptian Tax Authority. Collected taxes are reflected in transaction records.
- If collected taxes are insufficient, As-home may recover shortfalls from payouts. Seek refunds from tax authorities, not As-home.
- As-home may discontinue tax collection with prior notice, per its discretion.
7.3 Tax Information:
- Egyptian tax regulations may require As-home to collect tax-related data (e.g., tax ID) or withhold payouts until documentation is provided.
- As-home may issue tax invoices (e.g., VAT invoices) on your behalf to support compliance, per Tax Law.
General Terms
- Reviews
- After a booking, Guests and Hosts may submit public reviews, which must be honest, factual, and comply with the Reviews Policy, Content Policy, and Egyptian law.
- As-home does not verify review accuracy, and reviews may contain errors or bias. Reviews enhance trust, per Egypt’s consumer protection standards.
- For As-home-Managed listings, As-home may respond to reviews on the Host’s behalf.
- Content
- You may submit content (e.g., listing descriptions, photos, videos, reviews, messages) via the platform, granting As-home a non-exclusive, worldwide, royalty-free, perpetual, sublicensable, and transferable license to use, store, modify, publish, and distribute it for platform operations and promotion (e.g., social media, marketing).
- Content must comply with the Content Policy, Non-discrimination Policy, and Data Protection Law. You are liable for content accuracy and rights violations.
- As-home may translate content for accessibility, but you must confirm translation accuracy.
- For As-home-Managed listings, As-home may create or edit content on your behalf, subject to your approval.
- Fees
- As-home charges fees for platform use:
- Guests: Service fees disclosed at checkout in accordance to generated contract.
- Hosts: Service fees in accordance to generated contract, deducted from payouts.
- Fees are non-refundable unless specified (e.g., under Rebooking and Refund Policy). Details are available on the Service Fees page.
- As-home may adjust fees with 30 days’ notice via email or platform notification, not affecting existing bookings. Terminate per Section 12 if you disagree.
- Fees comply with Egypt’s consumer protection laws, ensuring transparency.
- As-home Platform Rules
11.1 Rules:
- Integrity and Respect:
- Do not misrepresent yourself, listings, or others, per Penal Code Article 336 (fraud).
- Communicate respectfully, avoiding harassment or discrimination (per Non-discrimination Policy).
- Do not evade policy enforcement (e.g., creating duplicate accounts).
- Platform Security:
- Do not use bots, scrapers, or hacking tools to access or collect data.
- Do not reverse-engineer or impair platform functionality, per Egypt’s Cybercrime Law.
- Authorized Use:
- Use Member data only for authorized transactions, per Data Protection Law.
- Do not solicit off-platform bookings or payments, except for offline fees for sales or long-term rentals (Offline Fee Policy).
- Do not manipulate search rankings or encourage third-party interactions (e.g., external reviews), per Off-Platform Policy.
- Legal Obligations:
- Comply with Egyptian laws (e.g., privacy, consumer protection, rental, tax).
- Do not offer illegal services (e.g., human trafficking, prohibited under Penal Code.
- Use As-home branding only with permission, per trademark laws.
11.2 Reporting Violations:
- For imminent risks (e.g., safety threats), contact Egyptian authorities (e.g., police hotline 122) before notifying As-home.
- Report policy violations (e.g., discriminatory content, fraudulent listings) to support@as-home-group.com , providing details (e.g., listing ID, evidence).
- As-home may request police reports but is not obligated to act unless required by Egyptian law.
11.3 Copyright Notifications:
- Termination, Suspension, and Other Measures
12.1 Term:
- This agreement begins when you access the platform (e.g., creating an account) and continues until terminated per these Terms.
12.2 Termination:
- You may terminate by emailing support@as-home-group.com or deactivate your account via the platform.
- As-home may terminate with 30 days’ notice via email or platform notification, or immediately for breaches, legal violations, or risks to As-home, Members, or third parties.
- Inactive accounts (over 2 years) may be closed without notice.
12.3 Member Violations:
- For breaches (e.g., policy violations, fraud), legal violations (e.g., Penal Code), or risks, As-home may:
- Suspend or limit platform access or account functionality.
- Remove or restrict listings, reviews, or content.
- Cancel bookings, reducing Host payouts by Guest refunds and costs.
- Revoke special statuses (e.g., verified Host).
- For minor violations, As-home provides notice and an opportunity to resolve issues. Appeal actions via customer support within 14 days.
- For As-home-Managed listings, As-home may act on the Host’s behalf.
12.4 Legal Mandates:
- As-home may act to comply with Egyptian law, court orders, or government requests (e.g., Ministry of Interior), including suspending accounts or removing listings.
12.5 Effect of Termination:
- Host terminations cancel confirmed bookings, with Guests receiving full refunds per the cancellation policy.
- Guest terminations cancel bookings, with refunds per the Host’s policy.
- Content may be retained per Data Protection Law obligations.
12.6 Survival:
- Sections 8-21 survive termination, including liability, indemnification, and dispute resolution provisions.
- Modification
- As-home may modify these Terms with 30 days’ notice via email, platform notification, or other contact methods you provide.
- Material changes (e.g., fee increases, policy updates) will be clearly communicated. Continued platform use after changes implies acceptance.
- If you disagree, terminate per Section 12. Egyptian law ensures your statutory rights are unaffected.
- Resolving Complaints and Damage Reports
- If a member reports that you, your guests, or pets caused:
- Damage to their property, the property owner’s property, or property they are responsible for.
- Loss of booking income or other financial damages due to such damage.
- Cleaning costs exceeding the listing’s cleaning fee (“Damage Report”),
they may notify As-home and seek compensation via the Resolution Centre.
- You will be notified of the Damage Report and given 7 days to respond with evidence (e.g., photos, receipts). If you agree to pay, or As-home determines liability, As-home Payments may collect amounts from you, including via your Payment Method or future payouts.
- As-home may pursue recovery under your insurance policies or take legal action (e.g., via Egyptian courts), per the Host Damage Protection Terms.
- You agree to cooperate, providing requested information and executing documents for Damage Reports, complaints, or insurance claims.
- For As-home-Managed listings, As-home may handle claims on the Host’s behalf.
- As-home’s Role
- As-home provides a platform for Members to list, search, and book properties but does not control Host or Guest behaviour.
- As-home may monitor content and interactions to:
- Operate and improve the platform (e.g., fraud prevention, customer support).
- Ensure compliance with these Terms and policies.
- Comply with Egyptian law (e.g., Penal Code, Cybercrime Law).
- Address harmful content or maintain quality standards.
- As-home enforces policies at its discretion, per Egypt’s consumer protection framework. Members must cooperate with investigations, providing requested information.
- As-home is not an agent, except for As-home Payments or As-home-Managed listings, where it acts per specific agreements.
- Member Accounts
- You must be 18+ to register, providing accurate, current, and complete information (e.g., name, contact details, ID).
- You are liable for all account activities and must secure credentials, notifying As-home immediately of breaches at support@as-home-group.com .
- You may not transfer accounts or share credentials. As-home may request ID verification or conduct checks (e.g., against public records) per Egyptian law.
- For As-home-Managed listings, As-home may access Host accounts to manage operations, with Host consent.
- Disclaimer of Warranties
- The As-home Platform and content are provided “as is” without warranties, express or implied, to the extent permitted by Egyptian law.
- As-home does not guarantee:
- The existence, quality, safety, or legality of listings or Members.
- Uninterrupted or error-free platform operation.
- Accuracy of verification or background checks, which indicate completion, not endorsement.
- Statutory rights under Egypt’s Consumer Protection Law (e.g., right to accurate information) are unaffected and apply for their legally mandated duration.
- Limitations on Liability
- As-home, its affiliates, and personnel are not liable for incidental, special, exemplary, or consequential damages (e.g., lost profits, data loss, injury, emotional distress) arising from:
- These Terms or platform use.
- Interactions with Members or third parties.
- Booking or managing listings, whether based on contract, tort, or other legal theories.
- Exceptions include As-home’s obligations to process Host payments or make payments under the Host Damage Protection Terms.
- As-home’s total liability is limited to:
- Guests: Amounts paid in the 12 months prior to the event.
- Hosts: Amounts received in the 12 months prior to the event.
- Egyptian law may override these limits for mandatory liabilities.
- Indemnification
- You agree to indemnify, defend (at As-home’s option), and hold harmless As-home, its affiliates, and personnel from claims, liabilities, damages, losses, or expenses (including legal fees) arising from:
- Your breach of these Terms or policies.
- Improper platform use (e.g., fraudulent bookings).
- Interactions with Members, including injuries or damages from stays or bookings.
- Failure to report or remit taxes.
- Violations of Egyptian laws or third-party rights.
- Indemnification applies regardless of As-home’s negligence, to the extent permitted by Egyptian law.
- Dispute Resolution and Governing Law
20.1 Governing Law:
- These Terms are governed by Egyptian law, including the Civil Code, Consumer Protection Law, and Data Protection Law, without regard to conflict-of-law provisions.
- Mandatory statutory consumer protections in Egypt apply if more beneficial to you.
20.2 Dispute Resolution Process:
- Disputes arising from these Terms or platform use follow a three-step process:
- Negotiation: Notify the other party in writing (to support@as-home-group.com for As-home, your registered email for you) and attempt informal resolution for 30 days. Include your name, contact details, dispute description, and relief sought.
- Mediation: If unresolved, either party may request mediation through the Cairo Regional Centre for International Commercial Arbitration, following its rules. Costs are split equally unless agreed otherwise.
- Litigation: If mediation fails, bring claims in Cairo courts, subject to Egyptian law. Consumers may file in their place of residence per Consumer Protection Law.
- This process does not limit your statutory rights to seek judicial remedies.
- Miscellaneous
21.1 Interpreting These Terms:
- These Terms, including incorporated policies, constitute the entire agreement, superseding prior agreements or understandings.
- They benefit only you and As-home, conferring no third-party rights.
- If a provision is invalid, it is severed, and remaining provisions remain enforceable.
21.2 No Waiver:
- As-home’s failure to enforce a right is not a waiver unless acknowledged in writing. Remedies are cumulative, per Egyptian law.
21.3 Assignment:
- You may not assign this agreement without As-home’s written consent. As-home may assign with 30 days’ notice, ensuring compliance with Egyptian contract law.
21.4 Notice:
- Notices are sent electronically (email, platform notifications) or via registered mail, deemed received upon transmission or delivery. You consent to electronic communications, per Egyptian law.

When you book or rent a property, whether for long-term rent, vacation stay, commercial space, or hotel booking, we share relevant reservation details with the property owner, manager, or service provider to complete and manage your booking.
Depending on the booking and provider, the details we share may include your name, contact information, payment details, the names of any accompanying guests, booking dates, and any preferences you provided during your reservation.
In some cases, we also share summary information with the provider such as:
- Whether you have previously booked with the provider through As-home
- The number of completed bookings you have made on our platform
- Confirmation of no reports of misconduct related to your bookings
- The percentage of cancellations you have made on our platform
- Whether you have submitted reviews for past bookings
If you contact us with queries about your booking, we may liaise directly with the property owner or service provider to resolve your request.
If payment is processed directly by the property owner or service provider rather than through As-home, we will share your payment details with them as necessary to complete the transaction.

In the first case, these strategic partners may receive certain personal data related to your specific booking or interaction on these partnered platforms for their commercial purposes.
In the second case, personal data you provide to these strategic partners — such as your name, email address, contact details, payment information, and other relevant booking details — will be shared with As-home to finalize and manage your booking or property-related transaction.
For some processing activities related to these bookings or services, As-home and our strategic partners may act as joint controllers of your personal data. If you exercise your data subject rights with either party, we will cooperate with them to ensure your request is handled appropriately.

- Other property or service providers – Occasionally, you may see special offers or listings on As-home marked as ‘Partner offers’. These offers may be fulfilled by a different property owner, manager, or service provider than the one whose accommodation or property you are booking. In these cases, relevant personal data related to your booking will be shared with the third-party provider facilitating the reservation. Please review the information provided during booking or in your reservation confirmation to understand how your data will be handled by these partners.
Safeguards for international transfers of personal data
As-home connects property owners, managers, and clients globally. The personal data we collect may be accessed, transferred to, or stored in countries that do not have the same data protection laws as your country of residence.
To protect your data during international transfers, we implement appropriate safeguards to comply with applicable laws and ensure your data continues to receive a comparable level of protection.
If you are located in the European Economic Area (EEA), and your data is transferred to service providers in countries that the European Commission has not deemed to have adequate data protection, we use legally approved mechanisms such as Standard Contractual Clauses (SCCs), along with organisational and technical measures, to safeguard your data.

If you use our platform to book or list properties for sale, long-term rent, vacation rentals, commercial spaces, or hotel stays, the following applies:

- For vacation rentals or hotel bookings, property owners or managers may share data about your reservation with us to help manage your stay or respond to queries.
- During and after your stay, we may invite you to submit reviews about the property or service. You can choose to post these reviews under a screen name instead of your real name.

- To provide insurance offers, arrange coverage, and handle claims, some personal data provided during booking (“General Order Data”) may be shared within As-home entities. Additional insurance-specific data, such as details about beneficiaries or claimants, may also be required.

We use AI to personalize your experience by predicting the most relevant products and trips for you. This includes suggesting trips you might like (if you have consented to communications) and ranking search results to show the best matches first.
AI Trip Planner and Interactive Chats
We offer AI-powered tools like interactive chats and the As-home AI Trip Planner, which let you ask questions about trips or services and receive AI-generated responses and tailored itinerary suggestions. These tools use the personal data you share, as well as your search and booking history, to provide personalized recommendations. This information also helps us train and improve our AI systems.

AI helps us identify trends, monitor platform operations, troubleshoot issues, and improve performance and efficiency in line with our data processing purposes.
Use of Personal Data in AI Development
We may use personal data to train and develop AI systems, including generative AI models that enable natural language interactions about trips or services. We always ensure we have a legal basis to process your data for these purposes, typically based on:

As-home Payments Terms
As-home Payments provides payment services to Members listing, managing, offering, and booking residential properties, vacation homes, long-term rentals, commercial spaces, and hotel accommodations through the As-home Platform, which includes our website, mobile application, and any current or future services affiliated with As-home. These payment services are offered for the benefit of Hosts and may include, where available, the following (collectively referred to as “Payment Services”):
- Collecting payments from Guests (“Paying”), by charging the payment method linked to the Guest’s As-home account, such as a credit card, debit card, bank account, PayPal, digital wallet, or an instalment plan provided by a third-party credit provider (“Payment Method”);
- Disbursing payments to Hosts (“Payout”) via the financial instrument associated with their As-home account, such as a bank account, prepaid card, or debit card (“Payout Method”);
- Disbursing payments to a third-party Payout Method designated by a Host;
- Processing and transferring charitable donations, if applicable; and
- Other payment-related services associated with Host Services.
As-home Payments acts solely as a limited payment collection agent for Hosts, authorized to accept and process funds from Guests on the Host’s behalf for services rendered through the Platform.
To access and use the Payment Services, you must be at least 18 years old, have an active As-home account in good standing in accordance with our Terms of Service (“Terms”), and ensure your payment and personal information is accurate and up to date. You may be required to provide identity verification or other requested information.
If you change your country of residence, the As-home entity you contract with and the applicable Payment Terms may change accordingly from the effective date of your updated residence. Your continued use of the Payment Services after this change confirms your agreement to the updated terms and contracting party. However, for bookings made prior to your change of residence, your original contracting entity will remain unchanged.
Please note that your use of the As-home Platform is separately governed by the As-home Terms of Service. Any undefined terms used in these Payment Terms will carry the same meaning as defined in the Terms.

1.1 As-home Payment Services
By accessing or using the Payment Services, you agree to comply with these Payment Terms. As-home Payments may temporarily limit, suspend, or restrict access to certain features of the Payment Services in order to conduct maintenance, upgrades, or ensure their continued and proper operation.
1.2 Third-Party Services
The Payment Services may include links or integrations with third-party websites, platforms, or resources (“Third-Party Services”). These services are governed by separate terms of use and privacy policies, which you are solely responsible for reviewing and accepting. As-home Payments does not endorse, control, or assume responsibility for any Third-Party Services and disclaims all liability arising from your use of or reliance on them.
1.3 Your As-home Account
As-home Payments may enable functionality that allows you to authorize other Members or third parties to perform actions on your behalf within your As-home account. If such features are available and you grant access, you acknowledge and agree that any authorized individual may utilize the Payment Services in your name, and you remain fully responsible for any actions or payments made through your account.
1.4 Identification and Verification
You authorize As-home Payments, directly or through third-party providers, to conduct any verification checks we deem necessary to confirm your identity or the accuracy of information you submit. This may include, without limitation:
- Screening your name or associated entities against government databases or risk-monitoring services;
- Requesting credit, fraud, or compliance-related reports;
- Collecting documents such as government-issued ID (e.g., passport or driver’s license) to verify your full legal name, date of birth, nationality, and address;
- Verifying your email, Payment Method(s), or Payout Method(s).
Failure to provide or successfully verify required information may result in suspension, restriction, or termination of your access to the Payment Services.
1.5 Additional Terms
Certain features or Payment Services offered through the As-home Platform may be subject to separate or additional terms and conditions. Where such terms apply, they will govern in the event of a conflict with these Payment Terms — unless explicitly stated otherwise.
- Guest Terms
2.1 Adding a Payment Method
When you add a Payment Method to your As-home account, you may be required to submit billing details such as your full name, billing address, and financial instrument information to As-home Payments or one of our authorized third-party payment processors. By doing so, you authorize As-home Payments and its payment processor(s) to store and manage your Payment Method information securely, in accordance with the [As-home Privacy Policy].
2.2 Payment Method Verification
To verify your Payment Method, As-home Payments may take steps such as:
(i) initiating one or more nominal charges and requesting that you confirm the amounts; or
(ii) requesting a copy of your billing statement.
We may later refund these nominal charges. If you enter a Payment Method during the checkout process, it may be saved automatically for future transactions on your As-home account. You may not remove or update a Payment Method associated with an active or recent reservation until 14 days after the check-out date, or longer if a Damage Report remains unresolved.
2.3 Payment Authorization
You authorize As-home Payments to charge your Payment Method(s), either individually or in combination, for all applicable fees, taxes, and charges related to your As-home bookings, including but not limited to any amounts due under Sections 5 and 6 or as part of a Damage Report.
2.4 Automatic Update of Payment Method
If your Payment Method details change due to reissuance or other updates (e.g., card number, expiry date, CVV/CVC), we may automatically receive updated information from your bank or payment provider and update your Payment Method on file accordingly.
2.5 Timing of Payment
As-home requires full payment at the time of booking. When you confirm a reservation through the As-home Platform, the Total Price—including all applicable taxes and fees—is charged immediately to your selected Payment Method upon Host acceptance. For certain Payment Methods (e.g., Sofort or similar push-based payments), payment may be collected at the time of your booking request. Your reservation will not be finalized until full payment has been processed successfully. You will receive a confirmation email upon successful payment.
2.6 Currency
2.6.1 Currency availability may vary based on your Payment Method, country of residence, or your As-home Payments contracting entity. These restrictions will be shown on the Platform.
2.6.2 If your selected currency differs from your Payment Method’s billing currency, or if your Payment Method is issued in a different country, your provider may charge international transaction or currency conversion fees. These exchange rates and fees are determined by your bank or card provider, and As-home is not responsible for any related charges. Please contact your provider for more information.
2.7 Booking Request Status
If your booking is not accepted by the Host, cancelled by you before Host acceptance, or cancelled by As-home, any pre-authorized or collected amounts will be released or refunded per the policies described in Section 5.5.
2.8 Payment Restrictions
As-home Payments reserves the right to decline, reverse, or limit any payment we determine:
(i) violates risk management policies;
(ii) breaches these Payment Terms or the Terms of Service;
(iii) appears fraudulent, unauthorized, or unlawful; or
(iv) poses unacceptable risk to As-home, its users, or partners.
2.9 Payment Service Providers
Your Payment Method may involve third-party service providers who may charge additional processing or service fees. As-home Payments is not liable for such fees or associated terms. You are responsible for reviewing any applicable terms of use before proceeding with a payment.
2.10 Your Payment Method, Your Responsibility
You are solely responsible for ensuring your Payment Method information is accurate and current. As-home Payments is not liable for losses resulting from incorrect or outdated Payment Method information. You also acknowledge that As-home Payments does not provide regulated financial services to Guests.
- Host Terms
3.1 Payment Collection
As-home Payments collects the full Total Price of a booking from the Guest at the time the Host accepts the booking request, unless otherwise specified. No post-payment or instalment options are offered to Guests.
3.2 Valid Payout Method
3.2.1
To receive a Payout, you must link a valid Payout Method to your As-home account. You may be required to provide details such as your full legal name, government-issued ID, tax identification number, billing address, and relevant banking or payment instrument information. Depending on your selected Payout Method, additional details may be required (e.g., account number, routing number, account type, email address, or payout currency).
As-home Payments may update the information required for payout eligibility at any time. Failure to provide accurate and complete information may result in delays, holds, or cancellation of Payouts until the requested information is verified.
3.2.2
You authorize As-home Payments to store and process your Payout Method information in accordance with the [As-home Privacy Policy]. Where required by law, As-home may disclose your information to regulatory or governmental authorities.
3.3 Timing of Payout
3.3.1
Provided that the Guest's full payment has been successfully received, As-home Payments will initiate the Host's Payout to the selected Payout Method according to the following schedule:
- Accommodations: By the end of the business day after the Guest's scheduled check-in date.
- Services or Experiences: By the end of the business day after the scheduled start of the Service or Experience.
- Other Host Services: At the time specified on the As-home Platform.
For extended Accommodation bookings (e.g., 28 nights or more), As-home Payments generally initiates the first Payout after check-in, and subsequent Payouts on a monthly basis for the duration of the stay.
3.3.2
As-home may offer alternate Payout timing options through the Platform. The time required to receive funds after disbursement may vary depending on your selected Payout Method and financial institution.
3.4 Payout
Your Payout for a completed booking will be the Total Price minus:
- As-home service fees;
- Applicable taxes;
- Any amounts you elect to allocate to co-hosts, owners, HOAs, or property managers.
In the case of cancellations, As-home Payments will remit any amount due to you in accordance with the applicable cancellation policy and the Terms of Service.
3.5 Payout Restrictions
As-home Payments may place a hold, suspend, or cancel a Payout to:
- Comply with anti-fraud and security protocols;
- Resolve identity verification issues;
- Complete investigations;
- Respond to high cancellation volumes or a Force Majeure Event (e.g., natural disasters, public emergencies).
These actions may delay or withhold your Payout temporarily or indefinitely.
3.6 Payout Currency
Payouts are made in the currency associated with your selected Payout Method. Available currencies may be limited by location, regulation, or operational capacity. If your currency is not supported, you will be prompted to select an alternative currency or Payout Method.
Note: Some payment providers may charge transaction or currency conversion fees. As-home Payments is not liable for such fees.
3.7 Limits on Payouts
For operational or compliance reasons, As-home Payments may impose a maximum limit on the amount of an individual Payout. In such cases, multiple Payouts may be made across multiple days to fulfil the full amount due.
3.8 Payment Service Providers
Your selected Payout Method may involve third-party payment processors who may charge service or processing fees. As-home Payments is not responsible for such fees or delays and disclaims all associated liability. Review any applicable terms of the payment service provider before using their services.
3.9 Your Payout Method, Your Responsibility
You are solely responsible for ensuring the accuracy of the information associated with your Payout Method. As-home Payments is not liable for any losses or delays resulting from incorrect or outdated Payout Method information provided by you.
3.10 Different Ways to Get Paid
3.10.1 Split Payouts
If you provide Host Services as part of a team, company, or co-hosting arrangement ("Host Team"), As-home may allow allocation of the total Host Payout between team members. Payouts will be processed based on instructions received from one or more authorized members of the Host Team. Hosts are fully responsible for ensuring the accuracy of such instructions.
- Appointment of As-home Payments as Limited Payment Collection Agent
4.1 Each Host, including all members of any Host Team, hereby appoints As-home Payments as their limited payment collection agent for the sole purpose of receiving and processing payments from Guests for Host Services booked through the As-home Platform.
4.2 Each Host agrees that any payment made by a Guest through As-home Payments shall be considered equivalent to payment made directly to the Host. The Host agrees to fulfil the Host Service as booked, as though they had received the payment directly. Hosts also authorize As-home Payments to issue refunds to Guests in accordance with the Terms.
As-home Payments' obligation to remit funds to the Host is conditional upon successful receipt of payment from the Guest. As-home Payments only guarantees payouts to the Host for funds that it has successfully received from Guests. As-home Payments acts solely as a limited payment collection agent, and is not liable for any acts or omissions of the Host.
Subject to Section 11, As-home Payments remains responsible for its own acts of negligence and any breach of consumer rights under applicable law.
4.3 Each Guest acknowledges that, although As-home Payments is not a party to the underlying agreement between the Guest and the Host, it acts as the Host’s authorized payment collection agent. When a Guest pays As-home Payments, their payment obligation to the Host is fully satisfied. As-home Payments is then responsible for transferring the received funds to the Host in accordance with these Payment Terms.
If As-home Payments fails to remit the funds after successful receipt, the Guest shall have no further financial obligation to the Host, and the Host’s sole recourse will be against As-home Payments.
- General Terms
5.1 Fees
As-home Payments may charge fees for the use of certain Payment Services. Any applicable fees will be clearly disclosed to you through the As-home Platform or within the Terms.
5.2 Payment Authorizations
You authorize As-home Payments to collect amounts owed by you under these Payment Terms or the Terms of Service by:
- Charging your designated Payment Method associated with the booking or any other authorized Payment Method in your As-home account, unless such authorization has been withdrawn, or
- Withholding the amount from future Payouts owed to you (if applicable).
Specifically, you authorize As-home Payments to collect:
- Any amount due to As-home or As-home Payments arising from bookings, modifications, cancellations, or actions taken by you as a Guest, Host, or Platform user, including reimbursements for costs prepaid by As-home on your behalf.
- Any amount due to a Host from a Guest, which As-home collects as the Host’s authorized payment collection agent (see Section 4).
- Applicable taxes, as outlined in the Terms.
- Payments made via the Resolution Center in relation to your As-home account.
- Amounts arising from valid Damage Reports, in accordance with Section 6 and the Terms.
- Overstay penalties as described in the Terms, including associated costs incurred for enforcement or recovery.
- Service or cancellation fees owed under the Terms (e.g., cancellation of confirmed bookings by Hosts).
- Refunds already paid to Guests that were previously included in your Payout, in accordance with applicable policies such as the Rebooking and Refund Policy or Force Majeure-related cancellations.
You agree that if a refund is issued to a Guest after you have received a Payout, As-home Payments may recover that amount by deducting it from your future Payouts.
If your Payment Method is invalid, expired, or declined, you remain responsible for any unpaid amounts, and As-home Payments may attempt to charge other available Payment Methods on your account. Failure to collect payment may lead to further action, including referral to collections or legal action.
In cases of suspected fraud or abuse (e.g., overpayment scams, booking fraud), As-home Payments reserves the right to recoup amounts already paid to you by adjusting or withholding future Payouts.
In addition, you may be charged incidental fees related to As-home’s collection efforts, including but not limited to third-party collection, chargeback, or processing fees.
5.3 Collections from Guests and Hosts
5.3.1 If As-home Payments is unable to collect any owed amount from you (as a Guest or Host), we may initiate collections through internal efforts or third-party collection agencies.
5.3.2 Amounts owed are considered overdue when:
- For Guest payments: 120 days after the first failed charge attempt or after the service is rendered, whichever is later.
- For Host Payout withholdings: 270 days after the adjustment is made to the Host’s account or after the related service is rendered.
5.3.3 Amounts are considered in default when:
- For Guest payments: 365 days after the first failed charge attempt or after the service is rendered, whichever is later.
- For Host withholdings: 365 days after the adjustment is made or the associated service is rendered.
5.3.4 You consent to being contacted via email or phone (as listed in your As-home account) regarding any outstanding balances. These communications may be made by As-home, As-home Payments, or authorized third-party agents.
5.4 Payment Processing Errors
5.4.1 If a payment processing error occurs, As-home Payments will take appropriate corrective action. This may include issuing a credit or debit to your Payment or Payout Method to ensure you are charged or paid the correct amount.
In the case of erroneous or duplicate Payouts to Hosts, As-home Payments may recover the excess funds by reducing or withholding future Payouts.
5.4.2 If you receive funds in error, you agree to immediately return those funds to As-home Payments.
5.5 Refunds
5.5.1 Refunds or credits owed to Members under the Terms, including the Rebooking and Refund Policy, Major Disruptive Events Policy, or other applicable cancellation policies, will be processed and issued by As-home Payments in accordance with these Payment Terms.
5.5.2 As-home Payments will begin the refund process promptly. In the case of a Host-initiated cancellation, As-home may hold the funds on behalf of the Host for up to 72 hours to allow for either a refund to the Guest or rebooking.
Note: As-home Payments does not hold funds on behalf of the Guest, nor does it provide a regulated payment service to the Guest.
If eligible, you may be offered credit instead of a cash refund. Refund timing will depend on the Payment Method and payment processor (e.g., Visa, Mastercard), and may be delayed due to Force Majeure events. As-home will act as promptly as possible in these cases.
- Damage Reports and Damage Amounts
6.1 If you are found responsible for damages under Section 15 of the Terms, As-home, through As-home Payments, may charge the Payment Method used at the time of booking—or any other Payment Method linked to your As-home account at the time the Damage Report is processed—to collect the corresponding Damage Amount. By confirming a booking on the As-home Platform, you authorize As-home Payments to charge your Payment Method for such Damage Amounts, up to the maximum permitted under the Terms.
6.2 You acknowledge that As-home Payments may seek reimbursement for Damage Amounts from any insurance coverage you maintain. In addition, As-home Payments reserves the right to pursue other legal remedies to recover the Damage Amount, including but not limited to referring the matter to a collections agency or initiating legal action, especially in connection with Host claims made under the Host Damage Protection program.
- Abandoned Property
7.1 If As-home Payments is holding funds that are due to you but is unable to successfully transfer those funds despite reasonable efforts ("Abandoned Property"), As-home Payments may, in accordance with applicable laws and after the expiration of any relevant statutory limitation period, retain those funds. Once deemed Abandoned Property, you will no longer have a valid claim to the funds.
7.2 Subject to applicable law, funds held for you will be considered Abandoned Property if any of the following conditions apply:
- You have not provided or updated a valid Payout Method, and have failed to respond to our repeated requests for that information;
- Additional information is required to process your Payout (such as identity verification, tax information, or banking details), and you have not responded to requests for such information; or
- Your As-home account has been inactive (i.e., not accessed or used) for a duration exceeding the applicable limitation period, and you have not responded to communications requesting that you contact us.
- Prohibited Activities
8.1 You are solely responsible for ensuring that your use of the Payment Services complies with all applicable Egyptian laws, regulations, and tax obligations. In connection with your use of the Payment Services, you agree that you will not, and will not assist or enable others to:
- Violate or circumvent any applicable laws or regulations of Egypt, including enabling others to do so;
- Breach any agreements with third parties, infringe upon third-party rights, or violate the As-home Terms, Policies, or any other applicable legal conditions;
- Use the Payment Services for purposes not expressly permitted under these Payment Terms;
- Register or use any Payment Method or Payout Method on your As-home account that you are not legally authorized to use;
- Bypass, disable, or interfere with any technical security measures implemented by As-home Payments, its partners, or third-party service providers;
- Engage in any activity that damages, disrupts, or impairs the integrity or performance of the Payment Services;
- Attempt to reverse engineer, decompile, disassemble, or otherwise tamper with any software used in connection with the Payment Services;
- Infringe on the legal rights of others, including rights related to privacy, intellectual property, or contractual relationships, or otherwise cause harm.
8.2 As-home Payments is committed to complying with all applicable financial laws and regulations in Egypt, including those relating to anti-money laundering (AML), combating the financing of terrorism (CFT), and financial fraud prevention. You agree to comply with any such laws and regulations enforced by Egyptian regulatory bodies, including but not limited to the Central Bank of Egypt (CBE), the Financial Regulatory Authority (FRA), or other competent authorities.
If required for operational or compliance purposes—particularly where transactions involve international payment gateways or partners—As-home Payments may also adopt measures aligned with broader financial compliance standards, provided they do not conflict with Egyptian law.
- Force Majeure
As-home Payments shall not be held liable for any delay or failure to perform its obligations under these Payment Terms arising from extraordinary, unforeseeable, or unavoidable circumstances beyond its reasonable control, the consequences of which could not have been prevented despite reasonable diligence (“Force Majeure Event”). Such events include, but are not limited to:
- Acts of God or natural disasters (such as earthquakes, floods, or severe storms),
- War, armed conflict, terrorism, or civil unrest,
- Government-imposed restrictions, curfews, or embargoes,
- Actions or orders by civil, military, or regulatory authorities in Egypt,
- Widespread disruption to public services or utilities (including energy or water outages),
- Strikes, labor disputes, or shortages of transportation, fuel, or materials,
- Fires, accidents, or public health emergencies including pandemics, epidemics, or outbreaks of infectious diseases.
In the event of a Force Majeure Event, As-home Payments will make reasonable efforts to resume performance as soon as practicable but shall not be held in breach of these Terms for any period during which performance is impossible or unreasonably hindered due to such circumstances.
- Disclaimers
10.1 If you choose to use the Payment Services provided by As-home Payments, you do so voluntarily and entirely at your own risk.
10.2 Notwithstanding As-home Payments’ appointment as the limited payment collection agent for Hosts under Section 4, and subject to Section 11, As-home Payments expressly disclaims all liability for any acts or omissions committed by you, other Members, or any third party. As-home Payments acts solely in the capacity of collecting payments on behalf of Hosts, and has no additional responsibilities or obligations unless explicitly stated in these Payment Terms. To the fullest extent permitted by Egyptian law, any implied duties or responsibilities not expressly outlined herein are disclaimed.
10.3 If As-home Payments chooses, or is legally required, to perform identity or document verification of any Member, you acknowledge that such checks—while conducted in good faith—do not guarantee that a member has no history of misconduct or will not engage in misconduct in the future. To the extent permitted by applicable law, As-home Payments disclaims any warranties, express or implied, related to the thoroughness or results of such verifications.
10.4 These disclaimers apply to the maximum extent permitted by applicable Egyptian law. You may have specific rights or warranties under Egyptian consumer protection laws which cannot be waived or excluded. Where such rights exist, they shall apply; however, the duration and scope of any such statutory rights shall be limited to the extent permissible by law.
- Liability
11.1 To the maximum extent permitted under applicable Egyptian law, As-home Payments’ liability is limited, and you acknowledge that all risks arising from your access to or use of the Payment Services remain solely with you. If you authorize another individual to use your As-home account or Payment Services, you are fully responsible for that person’s actions and any resulting liabilities.
11.2 As-home Payments shall not be held liable for any losses incurred as a result of compliance with applicable Egyptian laws or regulatory obligations. Furthermore, As-home Payments is not liable for any losses that arise from your actions, those of another Member, or a third party—including (but not limited to) violations of these Payment Terms, breaches of applicable law, negligence, or fraudulent conduct.
11.3 Nothing in these Payment Terms shall exclude or limit As-home Payments’ liability for:
(i) death or personal injury caused by As-home Payments’ acts, omissions, or negligence;
(ii) fraud or fraudulent misrepresentation;
(iii) wilful misconduct or gross negligence;
(iv) losses directly caused by As-home Payments’ breach of these Payment Terms; or
(v) any liability which cannot be excluded or limited under applicable Egyptian law, including your statutory rights under Egyptian consumer and financial protection laws.
11.4 As-home Payments shall not be liable for any indirect or consequential losses, including but not limited to loss of business, loss of goodwill, loss of opportunity, or loss of anticipated profits.
11.5 Where As-home Payments' liability is excluded or limited, the same limitation shall apply to the personal liability of its legal representatives, employees, affiliates, and agents.
- Indemnification
To the maximum extent permitted under applicable Egyptian law, you agree to release, defend (at As-home Payments’ discretion), indemnify, and hold harmless As-home Payments, its parent company, affiliates, subsidiaries, and their respective officers, directors, employees, and agents from and against any and all claims, liabilities, damages, losses, and expenses—including, without limitation, reasonable legal and accounting fees—arising out of or in connection with:
(i) your breach of these Payments Terms;
(ii) your improper or unauthorized use of the Payment Services;
(iii) your failure—or As-home Payments' failure at your direction—to accurately report, collect, or remit any taxes as required by Egyptian law; or
(iv) your violation of any applicable laws, regulations, or third-party rights.
This indemnity applies only to the extent that such claims, liabilities, damages, losses, or expenses were caused by your negligence, misconduct, or breach of contractual or legal obligations.
- Modification, Term, Termination, and Other Measures
13.1 Modification.
We may amend these Payment Terms at any time by providing you with at least thirty (30) days’ notice before the changes take effect. Notice will be provided through email, notifications via the As-home Platform, messaging services, or other contact methods made available to us by you. Updated Payment Terms will also be posted via a dedicated link on the As-home Platform, which you may save and print. If you disagree with the proposed changes, you may terminate these Payment Terms and close your As-home account (without penalty) before the changes become effective. Your continued use of the Payment Services after the effective date of the changes constitutes your acceptance of the revised Payment Terms. Any termination shall not affect your obligations under existing bookings or ongoing services as a Host or Guest.
13.2 Term.
This agreement becomes effective:
(i) for Guests, upon completion of your first booking on the As-home Platform; or
(ii) for Hosts, when a Guest first books your Listing and you utilize the Payment Services.
This agreement remains in effect until terminated by either party as set out in Section 13.3.
13.3 Termination.
You may terminate this agreement at any time by deleting your As-home account or sending us an email request.
As-home Payments may terminate this agreement:
- With cause, at any time without notice, if you:
(i) materially breach these Payment Terms;
(ii) provide inaccurate, outdated, or fraudulent information;
(iii) violate applicable Egyptian law, third-party rights, or the Terms; or
(iv) engage in behaviour that As-home believes in good faith is necessary to prevent harm to the platform, Members, or third parties.
- For convenience, by providing you thirty (30) days’ notices.
Termination of this agreement will also result in the termination of your As-home account in accordance with the Terms.
13.4 Suspension and Other Measures.
We may limit, suspend, or revoke your access to Payment Services, temporarily or permanently, if:
(i) required by law or a governmental body in Egypt;
(ii) you breach these Payment Terms or the Terms;
(iii) you provide inaccurate or unauthorized Payment or Payout Method information;
(iv) payments owed by you are overdue or in default; or
(v) we determine in good faith that such action is necessary to prevent fraud, financial loss, or physical or property harm.
If your payment fails due to card expiration, insufficient funds, or related issues, we may temporarily restrict access to Payment Services until you update a valid Payment Method.
13.5 Appeal.
You may appeal any suspension, termination, or restriction applied under Sections 13.3 and 13.4 by contacting As-home customer support.
13.6 Effect of Termination.
If you are a Host and your As-home account is terminated or suspended, As-home Payments may refund all confirmed bookings to Guests, and you will not receive compensation for those bookings.
If you are a Guest and cancel your account, refunds for active bookings will be processed in accordance with the Listing’s cancellation policy.
If your Payment Services access is restricted or terminated, you may not create or use another As-home account to circumvent the enforcement.
13.7 Survival.
Sections 5 through 17 of these Payment Terms shall survive termination or expiration of this agreement.
- Governing Law and Dispute Resolution
14.1 Governing Law.
These Payment Terms shall be governed by and construed in accordance with the laws of the Arab Republic of Egypt, without regard to its conflict of law principles.
14.2 Consumer Protection.
If you are acting as a consumer, and mandatory statutory consumer protection regulations in your country of residence provide protections that are more favourable to you than those under Egyptian law, those regulations shall apply to the extent required by law.
14.3 Jurisdiction and Dispute Resolution.
- As a consumer, you may bring any legal proceedings relating to these Payment Terms before the competent courts of your country of residence or before the competent courts in Egypt.
- If As-home wishes to enforce any rights against you as a consumer, As-home may do so only in the courts of the jurisdiction in which you reside or in Egypt.
- If you are acting as a business, you agree to submit to the exclusive jurisdiction of the courts of Egypt for any disputes arising out of or related to these Payment Terms.
- Miscellaneous
15.1 Interpreting these Payments Terms.
Except as they may be supplemented by additional terms and conditions, policies, guidelines, or standards, these Payments Terms constitute the entire agreement between As-home Payments and you regarding the subject matter hereof, and supersede any and all prior oral or written understandings or agreements between As-home Payments and you regarding the Payment Services. If any provision of these Payments Terms is held to be invalid or unenforceable, such provision will be struck and will not affect the validity and enforceability of the remaining provisions.
15.2 No Waiver.
As-home Payments’ failure to enforce any right or provision in these Payments Terms will not constitute a waiver of such right or provision unless acknowledged and agreed to by us in writing. Except as expressly set forth in these Payments Terms, the exercise by either party of any of its remedies under these Payments Terms will be without prejudice to its other remedies under these Payments Terms or otherwise permitted under law.
15.3 Assignment.
You may not assign, transfer, or delegate this agreement or your rights and obligations hereunder without As-home Payments’ prior written consent. As-home Payments may assign, transfer, or delegate this agreement and any rights and obligations, at its sole discretion, with two (2) months’ prior notice provided that this would not reduce your rights or benefits under these terms.
15.4 Notices.
Unless specified otherwise, any notices or other communications permitted or required under this agreement will be in writing and given by As-home Payments via email or As-home Platform notification, and depending on your notification setting, messaging service (including SMS and WeChat). The date of receipt will be deemed the date on which As-home Payments transmits the notice.
15.5 Language.
This agreement is concluded in the language as applied by the Terms and all communication undertaken during this contractual relationship shall be made in that language.
- Additional Clauses for Users that are Businesses
The following paragraphs also apply if you are using the Payment Services as a representative (“Representative”) acting on behalf of a business, company, or other legal entity (in such event, for purposes of the Payments Terms, “you” and “your” will refer and apply to that business, company, or other legal entity). As As-home Payments currently operates solely in Egypt, all representations and obligations are understood within this jurisdiction unless otherwise specified.
16.1 You accept the Payments Terms and will be responsible for any act or omission of your Representative’s employees or third-party agents using the Payment Services on your behalf.
16.2 You and your Representative individually affirm that you are authorized to provide the information described in Section 2.1 and Section 3.2 and that your Representative has the authority to bind you to these Payments Terms. We may require you to provide additional information or documentation demonstrating your Representative’s authority.
16.3 You represent and warrant to us that: (i) you are duly organized, validly existing, and in good standing under the laws of Egypt or the country in which your business is registered and that you are registering to receive the Payment Services; and (ii) you have all requisite rights, power, and authority to enter into this agreement, perform your obligations, and grant the rights, licenses, and authorizations in this agreement.
16.4 If you are using your Payment Method for the benefit of your employees or other authorized third parties in connection with As-home for Work, as permitted by your account, you authorize As-home Payments to charge your Payment Method for bookings requested by employees at your company or other permitted third parties.
16.5 For any Payout Method linked to your As-home account, you authorize As-home Payments to store the Payout Method, remit payments using the Payout Method for bookings associated with your As-home account, and take any other action as permitted in the Payments Terms in respect of the Payout Method.
16.6 If you handle, store, or otherwise process payment card information on behalf of anyone or any third party, you agree to comply on an ongoing basis with applicable data privacy and security requirements under the current Payment Card Industry Data Security Standard with regards to the use, access, and storage of such credit card information.

As-home Service Fees
To ensure the smooth operation of the As-home platform and to cover services such as 24/7 customer support, marketing, and platform maintenance, As-home charges service fees based on the type of listing and management option selected. Fees are applied when a booking, sale, or rental agreement is confirmed.
Fee Structure Overview
As-home offers two management options for property owners: Owner-Managed (where owners use the platform for advertising and manage their properties independently) and As-home-Managed (where As-home handles property management). The fee structure varies depending on the listing type (properties for sale, long-term rentals, vacation homes, commercial spaces, or hotel bookings) and the management option chosen.
- Properties for Sale and Long-Term Rentals
Owner-Managed
For owners who manage their own properties, As-home offers subscription packages for platform access and advertising:
- Monthly Package: 6,999 EGP
- Quarterly Package: 19,999 EGP
- Annual Package: 74,999 EGP
These fees are charged upfront and provide unlimited listings for properties for sale or long-term rentals during the subscription period.
As-home-Managed
For properties managed by As-home, the following commission-based fees apply:
- Properties for Sale: 2.5% fee, calculated on the final sale price (excluding taxes).
- Long-Term Rentals only: 5% fee, calculated on the rental subtotal.
- Long-Term Rentals and add on manage services: 15% fee, calculated on the rental subtotal (monthly rent plus any additional fees charged by the owner, excluding taxes).
Fees are automatically deducted from the owner’s payout upon transaction completion.
- Vacation Homes (Rent per Night)
Owner-Managed
- Service Fee: 14.99% of the booking subtotal (nightly rate plus any additional fees charged by the owner, excluding taxes).
- The fee is automatically deducted from the owner’s payout when a booking is confirmed.
As-home-Managed
- Service Fee: 24.99% of the booking subtotal (nightly rate plus any additional fees charged by the owner, excluding taxes).
- The fee is automatically deducted from the owner’s payout when a booking is confirmed.
- Commercial Spaces
Fees for commercial spaces follow the same structure as properties for sale and long-term rentals, depending on the management option:
- Owner-Managed: Subscription packages (6,999 EGP monthly, 19,999 EGP quarterly, or 74,999 EGP annually).
- As-home-Managed: 2.5% fee for sales or 15% fee for long-term rentals, calculated on the transaction subtotal (excluding taxes).
- Hotel Bookings
For hotel bookings, As-home charges a commission based on the booking date:
- Weekday Bookings: 9% fee on the booking subtotal (nightly rate plus any additional fees, excluding taxes).
- Weekend Bookings: 12% fee on the booking subtotal (nightly rate plus any additional fees, excluding taxes).
- Fees are automatically deducted from the hotel’s payout when a booking is confirmed.
VAT and Additional Charges
Where applicable, Value-Added Tax (VAT) may be added to the service fees based on the laws of the relevant jurisdiction. All fees are VAT-inclusive where required.
Fee Adjustments
As-home reserves the right to modify service fees at any time. Any changes will be communicated to users in accordance with our Terms of Service.

To review the service fees for a specific booking or transaction:
- Log in to your As-home account via the website or mobile app.
- Navigate to Earnings or Reservations.
- Select the relevant reservation or transaction code.
- View the breakdown of fees under Payout Details.

As-home Offline Fees Policy
As-home, an Egypt-based asset management company, requires all fees related to reservations, sales, or rentals made through the platform to be processed via the As-home payment system, unless expressly authorized. Collecting fees outside the platform without authorization is strictly prohibited. This policy applies to offline payments specifically for property sales and long-term rentals, as outlined below.
When Hosts Can Collect Fees Outside As-home
For property sales and long-term rentals, As-home may permit hosts to collect certain mandatory fees offline in limited cases, provided these fees are clearly disclosed in the listing’s price breakdown at checkout. Authorized offline fees include:
- Utility Fees: Charges for utilities (e.g., electricity, water) for long-term rentals, common in Egypt for extended tenancy agreements.
- HOA Fees: Homeowners’ association fees, applicable to properties for sale or long-term rentals in managed communities.
- Legal or Registration Fees: Fees for property transfer or rental contract registration, as required by Egyptian law (e.g., notarization fees at the Real Estate Publicity Department).
These fees must be explicitly listed in the price breakdown during the transaction process on the As-home platform.
For Owner-Managed listings, any additional optional fees (e.g., maintenance or administrative fees) must be processed through As-home’s Resolution Centre. For As-home-Managed listings, all fees are handled directly by As-home and included in the transaction subtotal.
In Egypt, where hosts are legally required to collect certain taxes directly (e.g., property transfer taxes for sales or rental income taxes), hosts may collect these taxes offline. Such taxes must be clearly disclosed in the listing’s price breakdown and comply with Egyptian tax regulations.
Offline Payment Methods for Sales and Long-Term Rentals
When authorized, offline payments for property sales and long-term rentals may be collected via:
- Bank Transfer: Payments to a verified Egyptian bank account, adhering to Central Bank of Egypt regulations.
- Certified Cheque: Common for property sales, payable at a recognized Egyptian bank.
- Cash Payments: Permitted only for specific fees (e.g., notarization or registration fees), with receipts provided to As-home for transparency.
Hosts must obtain As-home’s approval before collecting any offline payments and provide documentation (e.g., receipts or bank transfer confirmations) via the As-home platform to ensure transparency.
Security Deposits
Security deposits are generally not permitted for most listings on As-home. For property sales and long-term rentals, As-home’s Host Protection Program provides coverage for damages or disputes, eliminating the need for security deposits.
In exceptional cases where security deposits are authorized for long-term rentals (e.g., for high-value properties), hosts must:
- Disclose the deposit amount in the listing’s fee field during setup.
- Collect the deposit offline only with As-home’s explicit approval, typically via bank transfer or certified cheque.
- Refund the deposit in accordance with Egyptian rental laws (e.g., Law No. 4 of 1996) and As-home’s Terms of Service.
Compliance and Enforcement
Collecting unauthorized fees offline or failing to disclose fees in the listing’s price breakdown may result in penalties, including suspension of listings or accounts. To ensure compliance:
- Include all mandatory fees in the listing’s price breakdown.
- Use As-home’s Resolution Centre for optional fees in Owner-Managed listings.
- Obtain As-home’s authorization and provide documentation for any offline payments.

As-home Community Policy: Off-Platform and Fee Transparency
By hosting on As-home, an Egypt-based asset management platform, you agree to comply with our Terms of Service and policies, which we enforce at our sole discretion. Repeated or severe violations may result in the suspension or permanent deactivation of a user’s listings or account. To protect our community, the following behaviours are prohibited.
Prohibited Behaviours
- Moving Current, Future, or Repeat Transactions Off As-home
Hosts are prohibited from:
- Encouraging or facilitating property sales, long-term rentals, vacation home bookings, commercial space transactions, or hotel bookings to occur outside the As-home platform.
- Including links in listings or messages that direct users to external websites or payment systems.
- Offering or soliciting discounts to transact outside As-home.
- Cancelling existing reservations or transactions to rebook or reprocess them off-platform.
This applies to all listing types (properties for sale, long-term rentals, vacation homes, commercial spaces, and hotel bookings) and both Owner-Managed and As-home-Managed options.
- Failing to Disclose Fees at the Time of Transaction
Hosts must:
- Include all mandatory fees in the pricing fields provided by As-home to ensure the total price at checkout is accurate. Mandatory fees include utility fees, extra guest fees, resort fees, management fees, homeowners’ association (HOA) fees, and legal or registration fees (e.g., notarization fees for property sales or rentals in Egypt).
- Use As-home’s “Change Reservation” tool to collect payments for modifications to bookings (e.g., additional nights or guests) for vacation homes or hotel bookings.
- Disclose any authorized security deposits in the appropriate fee field. Security deposits are generally not permitted, except for specific long-term rentals with As-home’s approval.
- For hotels, disclose required deposits for incidentals (e.g., minibar charges) in the listing description.
Exception: In Egypt, where hosts are legally required to collect certain taxes directly (e.g., property transfer taxes for sales or rental income taxes), these must be disclosed in the listing description.
- Payment for Any Transaction Fees Outside As-home
Requesting, sending, or receiving payments for reservations, sales, or rentals outside the As-home platform is prohibited, except as authorized. This includes fees for bookings, sales, or optional services (e.g., cleaning fees for vacation homes).
Exceptions:
- For property sales and long-term rentals, hosts may collect authorized offline payments for disclosed mandatory fees (e.g., utility fees, HOA fees, or legal registration fees) via bank transfer, certified cheque, or cash (for specific fees like notarization), with As-home’s approval and proper documentation.
- Hotels may collect offline payments for optional fees (e.g., parking or room service) as part of standard procedures, disclosed in the listing description.
- Hotels may request a credit card or cash deposit at check-in for incidentals, disclosed in the listing description.
- In Egypt, hosts may collect disclosed taxes offline where legally required.
- Misusing Guest Contact or Identity Information
Hosts are prohibited from:
- Requesting guest contact information prior to booking; all pre-booking communications must occur on As-home.
- Soliciting guests’ email, phone number, or other contact details after booking for purposes unrelated to the transaction (e.g., marketing).
- Conducting credit or background checks using guest information, unless required by Egyptian law.
- Requesting photos of government IDs prior to arrival, except where required for legal or compliance reasons (e.g., building security rules).
- Selling, sharing, or using guest contact information for marketing or other unauthorized purposes.
Exceptions:
- Hosts may request additional contact or identity information if required by Egyptian law, HOA rules, or building security regulations. This must be disclosed in the listing description, and hosts must comply with Egyptian data protection laws (e.g., Law No. 151 of 2020).
- After a booking, hosts may confirm contact details provided by As-home or use alternative communication methods (e.g., WhatsApp) if requested by the guest, provided all communications comply with this policy.
- Taking Feedback and Reviews Off As-home
Hosts may not:
- Request guests to leave reviews for As-home transactions on external websites.
- Direct guests to complete surveys about their stay or transaction on non-As-home platforms, unless the host is an approved hotel partner.
Feedback must be submitted directly on As-home to benefit the community.
- Requiring Guests to Use External Websites or Apps for Access
Hosts are prohibited from:
- Requiring guests to create accounts or register on external websites to access a listing.
- Mandating the installation of third-party apps for entry to a property.
Exceptions:
- Additional registration or app installation is permitted if required by Egyptian law, HOA rules, or building security regulations. This must be disclosed in the listing description.
- Optional apps that enhance the guest experience (e.g., keyless entry or concierge apps) are allowed, provided they are not mandatory.
Compliance and Enforcement
Violations of this policy may result in penalties, including suspension or deactivation of listings or accounts. To ensure compliance:
- Process all payments through As-home, except for authorized offline payments for sales or long-term rentals.
- Disclose all fees and requirements in the listing description or price breakdown.
- Use As-home’s messaging system for pre-booking communications.
- Obtain As-home’s approval for any offline payments or additional requirements.

As-home Taxes Policy
As-home, an Egypt-based asset management platform, requires hosts to comply with Egyptian tax regulations when listing properties for sale, long-term rentals, vacation homes, commercial spaces, or hotel bookings. Hosts are responsible for disclosing and collecting applicable taxes, which may be included in the transaction price or collected offline upon As-home’s approval, depending on the transaction type and local laws.
Where to Find Taxes
Hosts must:
- Clearly disclose all applicable taxes in the listing’s price breakdown or description prior to booking or transaction confirmation.
- For property sales and long-term rentals, include taxes such as property transfer taxes or rental income taxes in the price breakdown or note them for offline collection if required by Egyptian law.
- For vacation homes and hotel bookings, include taxes in the booking subtotal or disclose them for collection via As-home’s Resolution Center at check-in.
- For commercial spaces, include taxes relevant to sales or rentals in the price breakdown.
Guests are encouraged to review the listing description or contact the host prior to booking to confirm any applicable taxes. Once a transaction is confirmed, taxes will appear on the receipt, either as part of the subtotal or as a separate offline payment if authorized.
Egyptian Tax Considerations
In Egypt, hosts may be required to collect specific taxes based on the transaction type, as mandated by local laws, including:
- Property Transfer Taxes: Applicable to property sales, typically 2.5% of the property value, as per Egyptian Law No. 147 of 2006. These may be collected offline with As-home’s approval and must be disclosed in the listing.

- Damage Protection: Reimbursement for verified damages to the host’s property or belongings, up to a limit determined by As-home (in EGP, subject to case review).
- Liability Coverage: Protection against third-party claims for bodily injury or property damage, subject to terms.
- Guest Verification: Identity checks and reservation screening to reduce risks.
- 24-Hour Support Line: Access to As-home’s support team for safety or damage issues.
To request reimbursement:
- File a claim via the Resolution Centre within 60 days of checkout, rental end, or damage discovery.

- If the guest does not cover the damage, As-home will review eligibility for reimbursement under the Host Protection Program.

The As-home Host Damage Protection Terms (“Terms”) outline the contractual guarantee provided by As-home, an Egypt-based asset management platform, to hosts for physical loss or damage to Eligible Property caused by a Responsible Guest during a vacation home stay, hotel booking, or long-term rental in Egypt. These Terms apply in addition to the As-home Terms of Service and Payments Terms of Service and are subject to Egypt’s Consumer Protection Law, the Egyptian Civil Code, and other applicable regulations. These Terms do not apply to property sales, commercial space transactions, or hotels unless specified. These Terms are not an insurance policy, and hosts are encouraged to obtain separate insurance for additional protection.
By listing a property or using the As-home platform as a host, you agree to comply with these Terms. Capitalized terms have the meanings set forth in the As-home Terms of Service, Payments Terms of Service, or as defined below. If acting on behalf of a company or legal entity, you represent and warrant your authority to bind that entity to these Terms.
- Agreements and Acknowledgments
As-home offers Host Damage Protection as a contractual guarantee to cover Eligible Losses (defined below) when a Responsible Guest fails to pay for physical loss or damage to Eligible Property under the As-home Terms of Service. You acknowledge that:
- Host Damage Protection is contingent on the Responsible Guest’s primary obligation to pay for damages and requires you to pursue remedies against the Responsible Guest first.
- Payments under these Terms will not exceed the amount recoverable from the Responsible Guest.
- The guarantee is intended to promote the As-home platform by building trust and confidence.
- This is not an insurance policy or a substitute for homeowner’s, tenant’s, or other insurance.
- You must comply with all conditions in these Terms to be eligible for payment, and failure to comply will prevent recovery.
You agree to:
- Notify the Responsible Guest and As-home of any physical loss or damage to Eligible Property as soon as possible, and attempt to resolve the issue with the guest within 14 days of the guest’s checkout or rental end date via the As-home Resolution Centre.
- Submit reimbursement requests via the Resolution Centre within 14 days, including an explanation of the guest’s responsibility for the loss or damage.
- Consent to As-home reviewing communications with the Responsible Guest to process claims.
As-home may deny payment for non-compliance with the As-home Terms of Service, Payments Terms, or Community Standards.
- Key Defined Terms
- Actual Cash Value: The cost to repair or replace damaged Eligible Property at the date of the incident, using materials of like kind and quality, with deductions for obsolescence and depreciation.
- Appraised Value: The value of property as assessed by a certified appraisal professional approved by As-home.
- Host Damage Protection Payment Request Form: As-home’s standard form for requesting payment, accessible via the Resolution Centre or customer support.
- Booking Income Loss: Loss of booking income from confirmed As-home bookings due to an Eligible Loss, measured from the time of the loss until the property is habitable again under pre-loss conditions. Excludes non-continuing charges or losses unrelated to the Eligible Loss.
- Eligible Accommodation: A vacation home, hotel room, or long-term rental property in Egypt that is (i) owned or legally controlled by you during the guest’s stay or rental period, (ii) listed on the As-home platform, and (iii) booked by the Responsible Guest in compliance with the Terms. Vehicles or watercraft are Eligible Accommodations only if stationary and used solely for lodging.
- Eligible Losses:
- Direct physical loss or damage to Eligible Property caused by a Responsible Guest or their Invitee during a stay or rental.
- Direct physical loss or damage to Eligible Property caused by a pet owned by a Responsible Guest or Invitee, if disclosed and permitted.
- Additional reasonable, customary, and unexpected cleaning costs for:
- Stains caused by Unauthorized Invitees.
- Pet bodily fluid stains, if pets are permitted.
- Smoke odors from smoking (e.g., tobacco, cannabis) in violation of House Rules.
- Cleaning costs are payable only if they exceed cleaning fees already charged.
- Eligible Motor Vehicle: A vehicle owned by you (e.g., car, van, or motorcycle), excluding large commercial vehicles.
- Eligible Property: Property at an Eligible Accommodation, including:
- Real property (e.g., buildings or additions) in which you have an economic interest.
- Personal property owned by you, in your custody with an obligation to insure, or for which you are responsible for physical loss or damage.
- Eligible Watercraft: Watercraft owned by you (e.g., boats or yachts), excluding large commercial watercraft.
- Fine Arts and Valuables: Paintings, sculptures, antique furniture, jewelry, or similar items of rarity or historical value, excluding automobiles, watercraft, or money.
- Household Linens: Bedding, towels, curtains, or similar household fabric goods, excluding upholstery or carpeting.
- House Rules: Your rules for the use, access, or occupancy of the Eligible Accommodation, specified in the listing at booking.
- Invitee: A person invited by the Responsible Guest to the Eligible Accommodation, excluding those providing asset management services (e.g., cleaning or maintenance).
- Limit: 10,000 EGP (or equivalent in another currency at As-home’s discretion) per booking for Eligible Losses.
- Responsible Guest: The guest who booked the Eligible Accommodation for the period of the Eligible Loss.
- Unauthorized Invitees: Persons exceeding the number of additional guests allowed in the booking, unless permitted by House Rules or approved by the host.
- Wear and Tear: Deterioration due to use, age, or lack of maintenance.
- Limitations
As-home does not pay for the following Ineligible Losses:
- Losses caused after the booking or rental period ends.
- Losses exceeding the Limit (10,000 EGP per booking).
- Losses to Fine Arts and Valuables if they cannot be replaced or are damaged during repair/restoration.
- Losses caused by:
- Ineligible Property (e.g., currency, land, animals, or property in transit).
- Acts of nature (e.g., earthquakes, floods), unless covered by the Major Disruptive Events Policy.
- Excessive utility use.
- Indirect or remote causes.
- Business interruption, except Booking Income Loss.
- Mysterious disappearance or unexplained inventory shortages.
- Enforcement of Egyptian laws (e.g., building codes or demolition orders).
- Identity theft or fraud.
- Use of Eligible Motor Vehicles or Watercraft, unless stationary for lodging.
- Losses from:
- Hostile acts, war, terrorism, or insurrection.
- Biological or chemical materials.
- Nuclear reaction or radiation.
- Seizure or confiscation by authorities.
- Illegal activities.
- Dishonest acts by you or your retained parties (except Responsible Guests or Invitees).
- Utility or service outages due to external factors.
- Stains to Household Linens, unless caused by Unauthorized Invitees, permitted pets, or intentional acts by a Responsible Guest or Invitee.
- Losses from faulty workmanship, deterioration, Wear and Tear, settling, or temperature changes, except for pet-related damages as specified.
- Mold, mildew, or microorganisms, even if causing physical loss or affecting health.
- Fees for additional guests not included in the booking.
- Loss or corruption of Electronic Data (e.g., software, digital files).
- Conditions to Host Damage Protection
To be eligible for payment, you must:
- Incur an Eligible Loss.
- Notify the Responsible Guest and As-home via the Resolution Centre within 14 days of checkout or rental end, attempting resolution with the guest.
- Submit a Host Damage Protection Payment Request Form within 30 days of the Eligible Loss, including:
- Evidence of the loss (e.g., receipts, photos, videos).
- Inventory of damaged property (make, model, purchase date, condition, repair/replacement cost).
- Repair estimates for real property.
- Receipts for additional cleaning costs.
- Total amount of the Eligible Loss.
- Provide proof of ownership or legal responsibility for the Eligible Property (e.g., receipts, title deeds, or lease agreements).
- File a police report for losses involving criminal acts or theft, providing a certified copy to As-home.
- Protect and preserve damaged property from further loss.
- Allow As-home to inspect the property and provide records (e.g., invoices, accounts) as requested.
- Cooperate with As-home, signing documents and responding to requests.
As-home may independently investigate claims at its discretion. You retain control of damaged property after testing, deciding if it can be reprocessed or sold, with proceeds reducing the Eligible Loss or going to As-home if paid post-settlement.
- Disposition of Host Payment Requests
As-home will process Host Damage Protection Payment Request Forms within a reasonable period (targeting 3 months) after receiving all required documentation. Processing time depends on the loss amount, property location, and evidence provided. For approved requests (“Approved Payment Requests”), you must sign a Host Damage Protection Approved Payment Request Agreement, agreeing to:
- Assign to As-home any rights to recover amounts from the Responsible Guest or other parties.
- Cooperate in recovery efforts, including appearing in legal proceedings if requested.
- Release As-home from further liability related to the incident.
- Treat payment amounts as confidential, if requested.
- Refund excess payments due to processing errors.
Payments for property owned by third parties may be made to the owner, with you responsible for collecting any entitled portion. For As-home-Managed listings, As-home may handle claims on your behalf.
Determination of the Amount of the Eligible Loss
- Films, Records, or Electronic Media: Value of blank media plus copying costs from backups, excluding research or recreation costs.
- Fine Arts and Valuables: The lesser of repair/restoration cost, replacement cost, or Appraised Value.
- Eligible Motor Vehicles/Watercraft: The lesser of repair/restoration cost or Actual Cash Value.
- Other Eligible Property: The lesser of Actual Cash Value, repair cost, or replacement cost with equivalent materials.
- Payments are reduced by amounts recovered from other sources (e.g., insurance, security deposits, or guest payments).
- Payments are in EGP, unless As-home elects another currency using a system-wide exchange rate.
- Modification or Termination
As-home may modify or terminate these Terms with 30 days’ notice via email or platform notification, subject to Egyptian law. Continued use of the platform after changes constitutes acceptance. If terminated, As-home will process pending Payment Request Forms filed before the termination date, but new requests will not be accepted. Modifications or terminations may occur if:
- These Terms are deemed insurance or require licensing under Egyptian law.
- As-home determines the Terms violate applicable laws.
- Subrogation
As-home may pursue subrogation against any party responsible for the Eligible Loss, including the Responsible Guest or Invitee. You must assist As-home in subrogation efforts, including providing documentation or appearing in legal proceedings.
- Disclaimers and Limitations of Liability
To the maximum extent permitted by Egyptian law, As-home and its affiliates are not liable for incidental, special, exemplary, or consequential damages (e.g., lost profits, loss of goodwill, or service interruption) arising from these Terms, the As-home platform, or host-guest interactions, whether based on contract, tort, or other legal theories. As-home’s liability is limited to three times the amount paid for the relevant reservation, except for wilful breaches or obligations under Approved Payment Requests. Your liability to As-home is similarly limited, except for wilful breaches or recovery of paid amounts.
- Dispute Resolution
Disputes arising from these Terms or the As-home platform will be resolved through:
- Negotiation: You and As-home must attempt informal resolution for 30 days by sending a written notice of the dispute to the other party (via email to As-home’s support or your registered email).
- Mediation: If unresolved, either party may request mediation through the Resolution Centre, with a mediator appointed under Egyptian law (e.g., Cairo Regional Centre for International Commercial Arbitration).
- Litigation: If mediation fails, disputes may be brought before Egyptian courts in Cairo, governed by the Egyptian Civil Code and other applicable laws.
You must send dispute notices to As-home’s registered office in Egypt or via email to support@as-home-group.com . As-home will use your registered email for notices. This process does not limit statutory rights under Egyptian law.
- General Provisions
Host’s Indemnification Obligations
To the maximum extent permitted by Egyptian law, you agree to indemnify As-home and its affiliates against costs, claims, or damages arising from your negligence or breach of these Terms, including disputes with property owners if you rent the listed property.
Entire Agreement
These Terms, along with the As-home Terms of Service and Payments Terms, constitute the entire agreement regarding Host Damage Protection, superseding prior agreements, subject to Egyptian law.
Assignment
You may not assign these Terms without As-home’s prior written consent. As-home may assign these Terms with 30 days’ notice. Unauthorized assignments are void.
Notices
Notices will be sent via email, platform notification, or registered mail to As-home’s office in Egypt or your registered address. Receipt is deemed on the date of transmission or delivery.
Controlling Law and Jurisdiction
These Terms are governed by Egyptian law, with disputes resolved in Cairo courts, subject to the dispute resolution process above.
Waiver and Severability
As-home’s failure to enforce any provision does not waive future enforcement. If a provision is deemed unenforceable by an Egyptian court, it will be severed, and other provisions remain in effect.

- Reviews may not be provided or withheld in exchange for value (e.g., discounts, refunds, or reciprocal reviews) or used to mislead As-home or others. For instance, guests must not post retaliatory reviews against hosts enforcing House Rules or policies.
- Reviews are permitted only for genuine stays or rentals. Hosts may not:
- Accept fake bookings to solicit positive reviews.
- Use secondary accounts to review their own listings.
- Coordinate with others to manipulate the review system.
- Reviews must not aim to harm competition, such as posting biased reviews for affiliated or competing listings.
Reviews Should Be Relevant
- Reviews must provide information about the reviewer’s experience with the host, guest, or property (vacation home, hotel, or long-term rental) to aid community members in making informed decisions.
- Reviews from guests who did not arrive or cancelled due to circumstances unrelated to the reservation (e.g., personal reasons) may be removed.
- For long-term rentals, reviews should reflect the rental experience, not the property sale process, which is handled separately.
Reviews Should Follow Our Content Policy
Reviews must not contain explicit, discriminatory, harmful, fraudulent, or illegal content, or otherwise violate As-home’s Content Policy, which aligns with Egyptian laws (e.g., prohibiting defamatory or offensive content under the Egyptian Penal Code).
Reporting Reviews Under This Policy
To report a review for violating this policy, contact As-home’s 24/7 customer support via the website, mobile app, or email at support@as-home-group.com . If a review violates this policy:
- As-home may remove the review, including associated ratings or content.
- Removal occurs only for clear violations, such as fraud or discrimination.

These Community Standards guide behaviour for vacation home stays, hotel bookings, long-term rentals, and interactions related to property sales or commercial spaces, codifying values of safety, security, fairness, authenticity, and reliability. Compliance with these standards, alongside Egyptian laws such as the Consumer Protection Law and Data Protection Law, ensures a welcoming environment for all.
Safety
Safety is foundational to the As-home community. Hosts and guests must avoid endangering or threatening others, ensuring secure stays and interactions.
- Harming Yourself or Others: You must not engage in physical or sexual assault, abuse, harassment, domestic violence, robbery, human trafficking, or other violent acts. Members of dangerous organizations (e.g., terrorist or criminal groups) are prohibited. As-home cooperates with Egyptian law enforcement (e.g., Ministry of Interior) for valid requests under the Egyptian Penal Code.
- As-home takes suicide, self-injury, eating disorders, or drug abuse seriously, working to support individuals in crisis through local resources (e.g., Egyptian Ministry of Health helplines).

Fairness

- Discriminatory Behaviour or Hate Speech: You must treat everyone equally, complying with Egyptian anti-discrimination laws (e.g., Constitutional protections under Article 53). Discrimination or insults based on race, ethnicity, religion, sexual orientation, gender, disability, or other protected characteristics are prohibited. - Bullying or Harassing Others: You must not share personal information to shame or blackmail, target others with unwanted behaviour, defame, or violate As-home’s Reviews Policy or Content Policy.
- Disturbing the Surrounding Community: You must not disrupt shared spaces, treat neighbours as staff, create nuisances (e.g., excessive noise), or ignore neighbour concerns, respecting Egyptian municipal regulations.
Authenticity
Authenticity ensures genuine interactions and accurate representations, building trust within the As-home community.
- Misrepresenting Yourself: You must not:

- Providing Uninhabitable Spaces: Hosts must not offer:
- Properties with substandard cleanliness or undisclosed utility issues (e.g., no running water or electricity).
- Non-legitimate accommodations (e.g., camping gear or non-stationary spaces like moving boats).
- Listings without dedicated toilet facilities (e.g., relying on public restrooms).
- Breaking Commitments: Without extenuating circumstances (e.g., covered by the Major Disruptive Events Policy), you must not:
- Cancel after the cancellation policy deadline.
- Fail to enable check-in or provide access.
- Violate House Rules.
- Being Unresponsive: You must not:
- Have persistently low ratings.
- Be unresponsive during booking or stays.
- Fail to provide a reliable point of contact (for Owner-Managed listings) or refuse to engage in the Resolution Centre process.

- Imagery: Photos, videos, and imagery within photos or videos (e.g., posters or artwork in a listing).
As-home reserves the right to remove content, in whole or part, that violates this policy, our Terms of Service, Community Standards, or Reviews Policy. Repeated or severe violations may result in account restrictions, suspension, or termination, in accordance with Egyptian laws, including the Consumer Protection Law and Data Protection Law .
